    Sedona P&Z Greenlights Alkemista Development off 89A

    Sedona News – On June 6, 2023, the Sedona P&Z unanimously approved a development review for the construction of a new multi-use project on two existing commercial parcels at 2140 W SR 89A and 40 Goodrow Lane.

    The project was designed by architect, Dan Surber, on behalf of the owners Sergio and Ofelia Goma in partnership with Sinagua Malt in Camp Verde.

    The current 0.93-acre site consists of two dilapidated buildings that will be torn down. Owner Sergio Goma said materials from the demolished buildings will be donated to Habitat for Humanity.

    The new project, called Alkemista, will sport a 5,000 square foot meadery and coffee roasting tasting rooms, with 1,300 square feet of warehouse space, and 15 long-term residential units.   A “meadery” is a brewery that produces honey wines.

    Four two-story buildings will be erected on the razed parcels, and most of the residential units will be offered to employees.

    The P&Z board applauded the owners for creating a mixed-use project that offers housing to local workers, and said they hope Sedona will see more projects like this in the future.

    The project will share Goodrow Lane with The Wilde Spa and Resort (formerly Sedona Rouge) right next door, providing it with a built-in customer base.

    Jay Kriske, the Wilde’s General Manager commented on the project, “The Wilde is in full support of the project, it’s better than what’s there.”  However, he did raise concerns that Alkemista parking could spill over into the Wilde’s parking area, and vehicles might use The Wilde as a “cut through” to avoid traffic congestion.

    Now that the design is approved no further P&Z review is needed, and the parties may begin to apply for permits.  However, a development agreement will still need to be approved by city council to ensure that the residential units won’t be rented short-term, and that any partial sale of the project’s four buildings won’t alter the planned shared parking area without city approval.
